I want to upgrade before I move back in

I own a little house in a bedroom community outside of the city where I currently live and work.

Right now, that little house is being used as a rental unit, but my intention is to move back into it when I retire in five or six years.

Before I move back in to my little house, I want to upgrade certain things. If I have to make repairs while the home is being rented, oh, I can take those two ductions off of my taxes. That is one major reason why I would like to do most of the work before I actually stop renting it out and start moving in. The first thing I would like to do is replace the heating and cooling system. Right now, I have Central air conditioning, and it has served everyone well, but I would like to get something that is less cumbersome and more modern and energy-efficient. When you are renting your home to tenants, you care less about Energy Efficiency as far as your air conditioning goes than you do when you are paying the utility bill yourself. Since my tenants pay for the Heating & Cooling costs, I did not have the most energy efficient model in mind when I got the air conditioner. In fact, I also have two window air conditioning units in the house. They are not designed to be the Main Heating and Cooling system, but if they were in there when I bought the house, I saw no reason to take them out. When I move back in, though, I do not think I want my view obstructed by window AC units.In addition to the air conditioning, I want to do some other upgrades as well. I would like to get a new dishwasher and new kitchen appliances.
